  • Presentation of the Property

    We take numerous digital photographs of your property, and write accurate descriptions in line with legislation. All this information is used to prepare sales brochures, window / office displays, newspaper adverts, and uploaded to our website and internet marketing portals.

  • Database of waiting Buyers

    We have a large database of people looking for property. Using advanced automated systems, prospective purchasers are “matched” and contacted with details of your property.

  • Advertising on our Website

    Your property is displayed on our website available globally 24hours a day, 7 days a week, 365 days a year. Advanced search tools allow potential buyers to find your property quickly. When newly marketed, your property will also appear in a 'latest properties' feature. All enquiries are promptly dealt with and viewings arranged.

  • Advertising on Internet Portals

    Your details are also simultaneously uploaded to property portals.

  • Arrangement of Viewings

    We will discuss with you the best time and days of the week to show your property, and aim to arrange viewings at your convenience. It is crucial to present your property in its best possible condition and we have set out a series of pointers to guide you through this process.

  • Negotiations

    Any offer received will be put forward to you at the first available opportunity. Should the offer be unacceptable to you, we will do our best to negotiate an offer that is acceptable.

  • Initiating the Sales Process

    When an offer has been agreed we conduct thorough checks of the status of the purchaser. Once we are happy the sales process is initiated.

  • Conveyancing

    You will need to employ the services of a high quality specialist company or solicitor with good experience of property conveyancing. Once all necessary documents are collected your solicitor will issue a written 'draft contract of sale' to the purchasers solicitors. Our sales team will keep in contact with your solicitor to monitor progress. 

    Swift Move can arrange conveyancing on your behalf via a wide variety of Solicitors and high quality specialist property conveyancers.

  • Sales Progression

    Swift Move's property experts will monitor the progress of your sale every step of the way, liaising with all parties - lender, solicitors, conveyancing companies, other agents or builders in the 'chain', and keep you fully up to date. We can advise on any problems which may arise and make the whole process as 'stress free as possible'

  • Receiving the Finance

    If the purchaser is arranging a mortgage, the lender will instruct a valuer / surveyor to inspect your property before issuing a mortgage offer. Once they are satisfied with the property condition and value, and purchaser’s status, they will generate a Mortgage Offer to them. This guarantees the finance and must be in place before their solicitor can exchange the contract of sale.

  • Completion of Sale

    The timescale for completion of sale and receiving ownership will depend on a number of factors, and is largely dependent on the complexity and progress of other elements within the sales chain. Once the purchaser has approved the contract, it can be signed with your solicitor and a completion date convenient to both parties discussed. Finally contracts are exchanged and the completion date set.
